By accessing or using the Vacation.ph Partner Portal, you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not use our platform. We may update these terms from time to time, and your continued use constitutes acceptance of any changes.
Vacation.ph is an online marketplace that connects guests with property hosts offering vacation rentals, resorts, villas, cottages, and other accommodations across the Philippines. We are a platform facilitator — we do not own, operate, or manage any of the listed properties. Hosts are independent operators responsible for their properties and services.
To list properties on Vacation.ph, you must be at least 18 years old and capable of entering into legally binding agreements under Philippine law. You must complete the KYC (Know Your Customer) verification process by submitting valid business documents. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
When a guest books your property, a deposit (percentage you set) plus a service fee is collected via PayMongo (GCash, Maya, GrabPay, or credit/debit card). The deposit is held securely and released to your registered e-wallet after the cancellation deadline passes. The remaining balance is collected directly from the guest upon check-in.
Vacation.ph charges guests a non-refundable service fee of PHP 200 per booking. PayMongo processing fees are deducted from your payout. All fee details are visible in your Earnings dashboard.
You may set one of three cancellation policies for each property: Flexible: Guests can cancel up to 1 day before check-in for a full deposit refund. Moderate: Guests can cancel up to 7 days before check-in for a full deposit refund. Strict: Guests can cancel up to 14 days before check-in for a full deposit refund. After the cancellation deadline, the deposit is non-refundable and is automatically released to your e-wallet. You must honor confirmed bookings — cancelling confirmed bookings from the host side may result in penalties.
As a host on Vacation.ph, you must: - Ensure your property listings are accurate, up-to-date, and not misleading - Provide a safe, clean, and habitable accommodation as described - Comply with all applicable Philippine laws and local regulations - Respond to guest inquiries and booking requests promptly - Honor all confirmed bookings - Maintain accurate calendar availability - Keep your KYC documents and business information current - Manage co-hosts responsibly and monitor activity logs
Guests are expected to treat your property with respect, follow house rules, provide accurate booking information, pay the remaining balance upon check-in, and report any issues promptly. Vacation.ph is not responsible for guest behavior but provides tools for communication and dispute resolution.
You are solely responsible for the accuracy and completeness of your property listings, including descriptions, photos, pricing, amenities, and availability. Misleading or inaccurate listings may result in removal from the platform. Vacation.ph reserves the right to review, edit, or remove any listing that violates our policies.
Vacation.ph acts solely as a marketplace platform. To the maximum extent permitted by Philippine law, we are not liable for any direct, indirect, incidental, or consequential damages arising from guest behavior, property damage, booking disputes, or any other issues between hosts and guests.
In the event of a dispute with a guest, we encourage direct communication to reach a resolution. If needed, Vacation.ph may assist in mediating disputes at our discretion. For unresolved disputes, parties may seek resolution through the appropriate courts or alternative dispute resolution mechanisms in the Philippines.
These Terms of Service are governed by and construed in accordance with the laws of the Republic of the Philippines. Any disputes arising from these terms or the use of our platform shall be subject to the exclusive jurisdiction of the courts of the Philippines.
